Foundation Repair Questions Answered

These answers come from public sources we read, not from a look at your home. Treat them as background, not legal advice or a judgment on any one house.

What happens after I send a request?

One local foundation specialist receives it after we've read it. If the specialist can help, expect a phone call or an email from it rather than from us. Visits, measurements and estimates all belong to the specialist. Sending a request costs nothing; whether a visit or an estimate carries a charge is worth asking the specialist at the start.

Does Oklahoma license foundation contractors?

Not at the state level. The state's Construction Industries Board says Oklahoma does not currently require a state license for general contracting, and foundation repair has no license of its own. Local rules still apply: inside Oklahoma City limits, the City's pages say a residential building contractor must be registered with the City before taking on work that requires a building permit. Ask the specialist, confirm with the City, and check that the business name agrees with your contract.

Who handles plumbing, electrical or mechanical work?

Not us, and we offer none of it. In Oklahoma, each of those trades calls for a CIB-licensed tradesperson, and each pulls its own permit. If a leak under the floor or a damaged line turns up, ask the specialist who would take that piece on, or reach a CIB-licensed tradesperson on your own.

Which office handles permits?

The one for the city your home is in. Inside Oklahoma City limits, the City's permit page links permits to building, altering or repairing a structure and names no separate foundation permit; the Development Center at (405) 297-2525 can say what your job needs. Midwest City, OK, Norman, OK, Newcastle, OK, Mustang, OK and Yukon, OK each have their own building office. An Oklahoma City mailing address doesn't always mean the City is your permit office.

Is a structural engineer required?

No rule we read from the City, the county or the state answers that one way or the other. Two questions are worth putting to the specialist: will a licensed professional engineer visit and help shape the repair plan, and does the permit office want sealed engineering drawings for this job? Hiring an engineer on your own is also an option.

What should a written contract show?

The Construction Industries Board advises getting a written contract and asking to see the building permit. Look for the scope, the price, start and finish dates, payment terms and the number, type, depth and placement of any piers. Put changes in signed change orders, get warranty terms on paper, and be wary of anyone selling door to door.

Can I cancel a contract after signing?

Sometimes. Oklahoma's home solicitation rule covers consumer credit sales that a seller solicits in person at your home, not every contract. Where it applies, written notice canceling the sale is due by midnight of the third business day after you sign, sent to the seller's address. Ask whether it reaches your contract, and keep a copy of your notice. Treat all of this as general information, not legal advice.

What kind of ground is around Oklahoma City, OK?

Geologic surveys describe central Oklahoma as red Permian sandstone and shale country, and many soils formed from that rock are clayey. USDA's reference site for Bethany soils is in Oklahoma County, and Renfrow soils formed from clayey Permian shale. Clay can swell as it takes on water and shrink as it dries. Only a soil test or the specialist's visit can show what lies under your lot.

Does the weather play a part?

It can, because soil moisture swings with it. The National Weather Service office in Norman records that Oklahoma City, OK had 63 days at or above 100°F in 2011, a summer that averaged 87.5°F. The Oklahoma Mesonet reported 19.48 inches of rain in May 2015, "besting June 1989's 14.66 inches." After a long dry or wet spell, walk the house and note any new cracks.

What does foundation work cost?

Per This Old House (2026), a typical repair runs about $2,224 to $8,134 nationally, sealing one crack about $250 to $800, and a structural engineer's report about $500 to $1,000. Not one is an Oklahoma City, OK figure, and none is our price; treat them as planning ranges, not a quote or bid. The cost guide shows every row.
