What Pier and Beam Repair Involves
If your home sits on piers and beams over a crawl space, the floor rides on wood joists, the joists on beams, and the beams on piers or posts that bring the weight to the ground. A weak link can show upstairs as a springy floor, a soft spot near a tub, a slope toward one wall or a door rubbing its frame. Treat these as signs worth a look, not a diagnosis.
Below, a pier or post can settle or lean, shims can crush or slip, and a beam or joist can sag. Moisture under a house can invite wood rot, so have the specialist point out anything soft or dark. Water reaching the crawl space from a downspout, low ground or a leaking line (for a CIB-licensed plumber) can leave some piers on wetter soil than others.
Clay soils formed from central Oklahoma's red Permian shale can take on water and give it up slowly. The Oklahoma Mesonet puts May 2015 rainfall in Oklahoma City, OK at 19.48 inches, the most for any month on record there. What is happening under one house in Oklahoma City, OK takes the specialist's visit or a soil test to know.
What Gets Done During Pier and Beam Repair
- New shims. Steel or hardwood shims fitted between a pier and a beam to close a gap.
- New posts or piers. Added or replaced supports that shorten how far a beam has to span.
- Beam and joist work. Sagging, split or soft members doubled, braced or replaced.
- Floors back toward level. The repair crew eases the floor framing up in steps and resets the supports.
- Outside wall piers. Pressed, driven or helical piers under a settled exterior wall.
- Moisture questions. Owners often ask about ventilation, a vapor barrier or encapsulation. Ask the specialist what it sees; any electrical or mechanical piece is for a CIB-licensed tradesperson.
Budget Figures for Pier and Beam Repair
These national ranges come from home-cost sites; no row is local to Oklahoma City, OK or to Oklahoma, and none is our price, a quote or a bid. Jobs run from a few shims to new beams, and crawl-space height matters; the specialist's written estimate is what counts.
| Cost row | Figure | Source (year) |

The cost calculator counts outside piers, so its range is rougher for raised floors; the foundation repair cost guide explains more.

The Order of Work, Explained
- Your request. Note which rooms bounce or slope and any water you've seen below; one independent local foundation specialist receives it from us and may follow up.
- Under the floor. The specialist checks piers, posts, shims, beams and joists, reads floor levels upstairs and walks the yard. Plumbing, wiring or duct issues go to a CIB-licensed tradesperson under that trade's permit.
- The written estimate. Expect each support to be added or reset, any beam or joist work and any outside piers, by number and place. Ask if a licensed professional engineer will check the plan.
- Permit and registration. Per the City of Oklahoma City's permit page, work that constructs, alters or repairs a structure needs a permit; no permit type there names foundations. Ask who will apply. Inside city limits (some Oklahoma City mailing addresses aren't), the City's Development Center, (405) 297-2525, can confirm; ask about the City's residential building contractor registration too.
- The work. The repair crew sets shims, posts or piers and does any framing work as written, checking the floor as it goes.

What Pier and Beam Repair Protects
Raised-floor work is meant to leave floors firm underfoot, rooms closer to level and doors swinging cleanly. Sound framing can help protect flooring and drywall. Nothing is promised, and a slight slope may be best left alone for now.
Pier and Beam Repair Questions, Answered
Why might a floor feel springy?
A floor can give when a support has settled, a shim has slipped, or a joist or beam has weakened. Sometimes an older floor was simply framed that way; the specialist looks below and says what it finds.
Does wood rot count as foundation work?
It can, where rot reaches the beams, joists or posts holding up the floor. Ask the specialist to point out soft wood and to say in writing whether replacing it is in the plan.
How do I check the contractor?
Oklahoma doesn't license foundation or general contractors statewide, so the checks are local. Inside Oklahoma City limits, the City asks residential building contractors to register with it before taking on work that needs a building permit; ask, and confirm with the City. Outside those limits, ask your city's office. The contract and the permit should carry the same business name. See Oklahoma's rules for foundation work.
Does sending a request cost anything?
No. Ask the specialist, if it contacts you, whether a visit or written estimate has a charge; we price nothing.
